pensacola / mobile not so bad and affordable

I lived in Mobile for about 3 years... weather was good, places I used to ride include:

Dog River - Flat
Douphin Island - Gulf of Mexico
Orange Beach - Gulf of Mexico

Housing was good... we had a 2,700 sqft 4 bd, 3 full bath house for $170k - total annual taxes were $570. Wish I would have stayed instead of returning to NY.

i lived most my life in socal. grew up in simi valley. I moved up to oregon about 6 years ago lots of water fresh and salt. no lines at launch ramps and most places have no fees. housing is pretty reasonable too. But i sure do miss seeing the sun. It was out the other day and it took me a few minutes to realize why my eyes hurt.

Water temps only go above 60 for 3 months
Jobs pay less than the US
13% sales tax on everything

ok so i have been doing a lil research. florida is cool i checked out pensocola and also panama city beach. looking at mls listings and stuff.

i am narrowing in my needs.

now i want

a house or a condo if they have a nice garage or somthing.
on the lake/ riverside with access.-dock --or on the ocean with a ramp.
i dont want to worry about any flooding? hurricanes lol.. so florida may not work maybe the other side daytona or miami. what about texas. or somthing else.

again under 250k

no floods and bo hurricanes rules out all you options for near water and under 250k

buy in the country and dig your own 3 acre x 6 ft deep pond. then build a house while living in a trailer that you can rent or sell later

I lived in Mobile for two years. It was a cool, cheap place to live. You won't get waterfront for $250k though.

i felt that way too until i moved there. The gulf coast of Alabama is one of the best kept secrets IMO. Sure, no surf unless there is a storm off shore, but none-the-less, the beaches are spectacular and weather is great.

As for affording the $250k house in AL - cheap taxes my friend.

I was about 10 minutes from the Dog River for during the week riding. And about an hour from Orange Beach where I rode everyweekend.
