Are you at least protected in the fact that your quote lists the cost and what that cost covers? If you provided a quote for $51K less that specifically lists carpet instead of tile, isn't that what they would be accepting if they accept that quote?

That's the scenario we see on our projects. Our Contractors miss it on their end, we miss that they missed it and then when we get to that stage, we all get mad at each other and eventually find a compromise where we always seem to end up spending more money.

That is the difference in Contract Amount and the Number it should have been........ Direct Cost of Materials and Labor are less. We do not break down our bids. Our Bid is basically all inclusive. If its on the Drawings or Finish Schedule then we are suppose to have it covered. If it is something left off by Architect or can prove there was not enough information then we can get a Change Order.......... Hoping Owner/Contractor (They are the same entity) will agree to pay cost of materials and cost of direct labor. That best scenario. Do not expect to get O&P covered.

We are pretty much the same as BK. We provide a total cost with material and labor separate but that's it, not an itemized list. Our plans are accurate but nobody ever looks at them and we try to list exclusions on the contract such as "no electrical work included" but that's it. But if we actually missed something we have to eat it.

Same here........ Submitting the pricing of the additional work to them, so basically its value and what our bid would have been, They are going to look at it then guess negotiate some. They have a good relationship with owners here. This is kinda a small town. They understand mistakes happen sometimes.....

You may have seen my thread seeking advice on whether to pick up a Miata or a Z3. Well, I finally pulled the trigger. 1992 Black and Tan. This thing is immaculate. Not a spot of rust. I'd been searching for months and I always waited too long, because the nice ones get snatched up fast, or the cars were too expensive or they were in crappy shape. I came across this one yesterday at 3:00 in the morning, and the fella I bought it from had posted it at an hour earlier at 2:00 in the morning. So my phucking insomnia finally paid off! I figure since I quit drinking this car will pay for itself in three months. I was throwing back a lot of Mai Tais with the girlfriend at $14 a whack....but I digress. Here she is: (the car, not the girlfriend, BK!)

6 months without anyone having a good day???

I’ll break the trend. Yesterday I became a grandfather. My son and daughter-in-law welcomed a little girl into the world around 9:30 AM. Her name is Constance. According to her mom she will be called Connie when she is little and Constance when she is on the Supreme Court.

Bought my first real, running, actually usable boat! 98 malibu sunsetter lx. Direct drive, fuel injected, everything I ever wanted in a boat. I have ordered a tower for it new speakers, new head unit, planning on filling in a few spots and then wrapping it later this summer to make wife happy. Not perfect by any means, but a solid running boat that rips. Have yet to drop the wedge and see what kind of wake she will make. Kids got to tube yesterday for their first time ever and loved it. Pretty pumped to get the family on the water. Sold all my skis in 2015, miss them so bad but ready to get out and enjoy the lake again without havin to bum a ride!20210529_182651.jpg
