anyone know why surveying is soo expensive??

Part of the reason is the legal liability that is assumed by the surveyor. Especially when subdividing from an existing piece of property. They are the ultimate issuer of the legal description of the property. It is a bit more complicated than just putting four iron pins into corners.

Get estimates, but make sure you use a reputable licensed surveyor.

Right on, Moon ! There is also deed research, deed plotings, the actual
survey and many other things can factor in, town, county, state
easements. I do Surveys, design Site Plans, and Subdivisions everyday,
and there is so much damn research and garbage that goes on...
Like here, there is like 10,000 species of tree frogs here and 500' buffer
applies when the west wind and then northly fluffnackle bug mates
on the moons side of the bunny huggers arse. Not really but some of
the laws are rediculous. :rolleyes:

:thinkerg: Also, alot of Our Clients have the land and pay for the subdivision.
and then sell to builders for __ amount of lots in Sub. They Make Crazy
money.
Ex. Just did a Sub. in Jackson NJ,
Land = 1 Mill.
2.5 years of Plans for 45 lots, and approvals.
Land & Plans = about 20+ Mil. (really 25 mil, contracter Minus civil work)
So about 3 years of paper work and about 100k+ out of pocket and
you just made 19 Mil.

This is why Big companies get bigger, because you need to have
that front of collateral / cashola.

Mind you this is just what I have seen, I am a Pancaker not
and analyist or whatever.

If I had 20 acres to sell I'd play the part of a small time developer myself, up the value and flip it. I'd find out what it's zoned for, and go to the county planner and find out what the proccess is to rezone in your area is. If you're land is zoned 1 unit per acre try ti get it re-zoned to 5 units per acre. You may want to get a registered planner involved or a civil engineer to help with rezoning. Anyhow rezoning your land increases the value tremendusly then sell. Let the big boys worry about actually developing it. It will cost you some $$$ but it's not hard to borrow $$$ when you own that much land.

Idea #2 find a local small civil engineering group (maybe even 1 engineer) and create a partnership to engineer the land, create plans and permit then sell to a developer for a lot more. I personally know an engineer who would jump on a deal like that.

Very Smart. We have done this as well. Make sure % of project
are signed by lawyers, because if someone flops or engineer or home
owner takes longer, either or, loans still need to be paid. that works
out because Engineer can usually do the work and then take a larger
% of job when its completed, but the faster he works the fast he gets
his cut.

Werd, That's where I want to be. I'm a Civil Designer now. There is a group of us planning a development group here in town (long term). 100k each and everyone has an active roll in developing the project.

take a look on the user map in hybrid, zoom close on my pionter. you'll see why i don't want to devlop this land, i just want to sell it to someone for them to put a home on, it's country livin for sure!! you can actually see my shop and home on that thing...kinda freaky!!! but it wouldn't be "prime development area, there's nothing for a long ways, unless you count the town of higbee, has 1 gas station, and 1 cop, and about 200 people.
